Separate incentives — not added together

  • Indemo announced a new personal refer-a-friend scheme on 20 October 2026 (€25 Basic or 2% VIP as investment credit). It is not InvestBeacon’s offer and is not added to the October cashback.

Our take

Specialist mortgage-debt recovery exposure for patient investors. The cashback is investment credit, and timing drives the real return — don’t climb tiers just for the percentage.

On this page · 12 sections

Indemo offers something more specific than ordinary P2P lending: securities linked to the recovery of Spanish mortgage debts acquired at a discount. The attraction is access to an asset class normally associated with specialist debt investors. The challenge is that the return depends on recovery outcomes and timing, rather than a predictable stream of payments from a performing borrower. [I1]

For an investor arriving for cashback, that difference is essential. An incentive may appear in the account quickly while the money used to qualify remains committed for much longer.

What is the investment?

Indemo SIA is a Latvian investment firm with licence 06.06.08.824/547. The central bank's register confirms the investment-services authorisation. [I2]

The product's economic idea is to purchase troubled mortgage debt below its face value and recover more than the acquisition cost. The recovery might involve a settlement or realisation of property collateral. Buying debt linked to an apartment does not mean becoming the apartment's direct owner.

Think of the layers separately: your Note, the issuer and financing structure, the foreclosure agent, the mortgage claim and the eventual recovery. Each introduces a different question about rights, costs and execution. The final terms and prospectus identify the applicable parties.

Why a large discount is not a guaranteed margin

A debt with €100,000 face value might be bought for €60,000. That apparent €40,000 gap is not automatically profit available to investors. The borrower may never repay the face value; legal costs may rise; the property may sell for less than its appraisal; and the recovery may take years.

This hypothetical example explains the mechanism, rather than the terms of a listed investment. What matters is the recoverable value after costs and the contractual sharing of proceeds. A percentage discount looks precise, but the underlying valuation can still be uncertain.

Time is especially important. A hypothetical €1,000 that becomes €1,200 after two years has an annualised return of about 9.54%; if the same amount takes three years, it is about 6.27%. The total euro gain is unchanged, but the annualised result is materially lower. Neither scenario is a forecast of Indemo performance.

The Tamarindo product KID dated 3 November 2025 assigns a 6 out of 7 risk indicator, uses a two-year illustrative holding period and warns that early cash-in is unavailable for that product. Its moderate scenario shows 15.1% annually, based on assumptions, not a promised coupon. Issuer or foreclosure-agent non-payment is outside the described investor protection. [I3]

That is a product-specific finding. It should not be applied uncritically to every present or future Indemo instrument. It does establish why an undifferentiated “15.1% fixed income” label would be misleading.

In our assessment, the more useful comparison is with other illiquid credit or special-situations investments. Comparing a modelled debt-recovery scenario directly with insured bank interest conceals too many differences.

October cashback: the offer and the restriction

The official campaign runs from 1 October 2026, 10:30 CET, to 31 October 2026, 23:59 CET, using the timezone wording published by Indemo. It offers cumulative cashback tiers:

Eligible investment totalCashback
Below €300None
€300–€9992%
€1,000–€2,9993%
€3,000+4%

Crossing a tier reprices the full cumulative eligible amount. Existing cash and reinvested repayments can count. The campaign says rewards are automatically credited, cannot be withdrawn directly, and are not combinable with other promotions unless expressly allowed. [I4]

For example, a qualifying €1,500 investment corresponds to €45 of campaign credit. That is not €45 immediately available in a bank account. Its economic usefulness depends on the applicable investment and repayment conditions.

We would not tell someone to increase an intended €300 allocation tenfold just to reach a larger percentage. The percentage uplift comes with additional capital exposure. A clear table should make the conditions easier to understand, rather than pressure readers up the ladder.

Indemo's new refer-a-friend scheme (announced 20 October 2026)

On 20 October 2026 Indemo announced that its old referral scheme closed to new referrals from 11:00 CET that day. The new scheme has two mutually exclusive levels: [I12]

  • Basic: the referred investor receives €25 after reaching €1,000 or more of qualifying investment within 60 days, followed by a 30-day holding period.
  • VIP: for €20,000 or more, a 2% total reward split 1% to each party; the first investment must be made within 30 days, and the evaluation runs 30 days from the first investment.

Rewards are investment credit, not directly withdrawable cash. Only one referral route applies per investor, and a publisher or content-creator link cannot be combined with a personal refer-a-friend code. This is not InvestBeacon's publisher offer and nothing here is added to the October cashback.

Indemo's generic referral page and its linked PDF still showed the older €50-first-transaction, 90-day terms when we checked. Those stale landing terms conflict with the 20 October announcement; we do not present the old values as current. [I5]

Costs: free normal investing does not mean every service is free

Indemo's fee schedule lists normal registration, account servicing, investing and payments as free. It also lists €2.90 monthly maintenance when there have been no client transactions for six months and no active products, €50 for an extended account reference and €300 for certain private asset transfers. [I6]

These exceptions rarely drive the initial decision, but they matter for someone who expects to collect a reward and abandon an empty account. They also illustrate why reviews should distinguish the normal investment path from every possible service.

Your net return will also depend on tax treatment and the recovery economics embedded in the security. We do not provide one personal tax outcome for all European investors.

Liquidity and the secondary-market roadmap

The October CEO update says the secondary market is in its final development stage. That is evidence of a plan, not evidence that a usable resale market has launched. [I7]

Until an actual facility and its terms are verified, an investment decision should stand without relying on an early buyer. An indicative portfolio revaluation is likewise not an executable sale price. Even a launched market cannot guarantee counterparties at a desired price.

Withdrawal speed from an uninvested balance should never be used as the withdrawal speed of an invested Note. A reader can otherwise interpret a fast SEPA transfer as a promise of fast debt recovery.

What specialist reviewers agree—and disagree—about

re:think P2P emphasises the time required to judge recovery results, while P2P Empire discusses the unusual product structure and the importance of liquidity. Their assessments and promotional bonuses differ. Some third-party tables mix expected returns, realised assets and investor experience, which are not directly comparable. [I8], [I9]

Our approach is to follow the legal instrument and current official campaign for hard terms. Reviewer interviews and criticism help identify questions; they do not turn projections into independent evidence of future results.

Who might consider Indemo?

Indemo may interest investors who want exposure to mortgage-debt recovery, can analyse a complex security and can tolerate an uncertain holding period. The low entry amount can make it possible to spread allocations, but a low ticket does not make the product simple. The current FAQ lists a €10 minimum. [I10]

It is a poor match for someone needing regular, dependable income or planning a short bonus round trip. A mortgage helps define a recovery route; it does not remove property-market, legal, servicing or execution risk.

Frequently asked questions

Am I buying Spanish property?

You buy a security whose cash flows are connected to debt recovery, not direct ownership of a property. [I1]

Is 15.1% guaranteed?

No. The reviewed KID presents it as a modelled scenario. Timing and recoveries determine the result. [I3]

Can the cashback be withdrawn immediately?

No. The October campaign explicitly restricts direct withdrawal of the cashback. [I4]

Does regulation protect me against unsuccessful recovery?

No. The compensation system concerns specified failures to return client assets, not ordinary investment losses. [I2], [I3]

Is a secondary market already available?

The official October update describes it as forthcoming. We have not verified a launched trading facility. [I7]
