Our take
A direct property-project platform with a licence and detailed statistics. The welcome offer is extra interest over time — on €1,000 it is roughly €2.50 per quarter, not €10 upfront.

Crowdpear facilitates lending to property and business projects. It is a Lithuanian crowdfunding service provider, rather than a bank or an insured savings account. The regulatory register confirms its crowdfunding licence, issued on 25 July 2023. [C1]
The appeal is a tangible underwriting subject: a borrower, a project, collateral and a repayment plan. That can be easier to investigate than an opaque pooled balance. It still takes work to understand whether the collateral would cover the debt if the project fails.
For visitors focused on incentives, the most important correction comes first: Crowdpear's 1% welcome offer increases the investment interest rate. It is not an instant 1% cash reward on money deposited. [C2]
What you are financing
Property-backed loans can fund different stages of a project: acquisition, development, working capital or refinancing. These activities do not have identical risks. Refinancing can simply move a repayment obligation into the future, while construction introduces completion costs and execution uncertainty.
Read a project's purpose before relying on its photograph. An attractive building is not proof of the borrower's capacity to repay. Identify whether the exit depends on sales, rents, a new lender or another source.
Loan-to-value is useful but incomplete. A hypothetical €60,000 loan against a €100,000 valuation has 60% LTV. If a forced sale achieves less than the valuation, enforcement is costly or another creditor ranks ahead, the apparent buffer shrinks. The valuation date and whether it represents current or future value also matter.
Regulation is a process framework, not loan insurance
The Bank of Lithuania licence identifies permitted crowdfunding activities. That is a material distinction from an unlicensed investment website, but does not mean the regulator has approved the quality of each loan. [C1]
Crowdpear itself warns that crowdfunding is outside deposit-insurance and investor-liability insurance coverage. [C3] You should therefore assess the expected recovery from the borrower and security, not assume the government stands behind the project.
The term “secured” should lead to follow-up questions: what asset, which charge rank, which valuation, which enforcement jurisdiction and which creditors get paid first? It should not end the assessment.
How the 1% welcome offer works
The official help page requires a new account, identity verification, tax-residency information and completion of the investor questionnaire. The investor must deposit and invest at least €100 within 30 days. The additional 1% interest applies to investments made during the first 90 days after registration. The welcome and loyalty rate bonuses do not accumulate. [C4]
The reward page explains that the additional interest is added to a qualifying investment's normal rate. The 90 days is a qualification window for making investments; it should not automatically be described as a 90-day interest payment. Confirm the selected loan's full bonus schedule. [C2]
Here is a simplified example of the economic effect. An eligible €1,000 investment paying 10% annually would instead have an 11% rate. If principal stayed unchanged and all payments were made over a full year, the increment would be €10 before tax. For a three-month holding period it would be roughly €2.50 using a quarter-year approximation. Actual day counts, amortisation and delays alter that calculation.
This is why “deposit €1,000 and instantly get €10” is the wrong way to read the offer. The account balance, annual rate and actual cash paid should be kept separate.
Can you take the money out early?
Crowdpear has a secondary-market mechanism. Its official guide describes a 2% selling fee on the sale price, the need for a buyer and possible counteroffers. Investments cannot be sold in part or before the project is fully funded. An unsold listing expires after 14 calendar days. [C5]
An early exit can therefore cost more than the bonus has generated. At a hypothetical €1,000 sale price, 2% is €20, before any discount. That is eight times the illustrative €2.50 three-month benefit from a one-percentage-point annual enhancement.
The comparison does not mean investors should always hold until maturity. It means a strategy of qualifying for interest enhancement and immediately selling needs realistic costs and an actual buyer. A resale facility is not the same as a withdrawal guarantee.
The portfolio already contains late loans and recoveries
At the official statistics timestamp 18 October 2026, 11:33 UTC, Crowdpear showed approximately €59.23 million total funded, €22.11 million current, €2.02 million late and €2.30 million in recovery. The displayed recovery share, 3.88%, uses total cumulative funding as its denominator. [C6]
For an alternative view, dividing recovery principal by current plus late plus recovery principal gives approximately 8.69% of the unrepaid balance. This is our calculation from those displayed categories, not Crowdpear's published default rate.
Neither percentage means that all recovery money is lost. Recovery is a process with uncertain timing and outcomes. Equally, reporting a low share of lifetime funding can understate how much of today's remaining book is tied up. A good review names the denominator rather than choosing the smaller number for marketing.
What relevant reviewers contribute
re:think P2P discusses Crowdpear's origins, underwriting and relationship to the people behind PeerBerry. P2P Empire highlights recovery exposure. Their useful common theme is to look beyond the account and evaluate project-level security and repayment performance. [C7], [C8]
We would not import a “no losses” claim without a date and definition. A loan still in recovery is not the same as a realised loss, but neither is it proof of successful repayment. The distinction matters more than a review score.
Choosing projects without letting the bonus choose for you
An incentive window can encourage a visitor to hurry through the questionnaire and invest before the deadline. Our view is that the steps should instead be transparent: establish country eligibility, understand the product, complete the assessment honestly, read the project information and only then decide whether to invest.
The €100 entry can help a small investor avoid one very large ticket, but meaningful diversification still depends on the number of distinct borrowers and economic exposures. Several stages of the same development may remain one project risk.
A reader seeking predictable access to money shortly after the bonus window is unlikely to be well served by relying on a future secondary-market sale.
Our preliminary assessment
Crowdpear is a more direct property-project proposition than pooled consumer-loan products. The licence and detailed public statistics are useful. The welcome rate enhancement is easy to explain once it is separated from cashback.
The deciding factors are project quality, collateral structure, borrower concentration and tolerance for delayed recovery. Someone comfortable with those trade-offs can assess the offer on its merits; someone seeking insured cash or a quick reward should not confuse the rate bonus with a free-money transaction.
Frequently asked questions
Is the 1% paid on my deposit immediately?
No. The public offer is an addition to the investment's interest rate. [C2]
Can I receive the welcome and loyalty rates together?
The official help page says those rate bonuses do not accumulate. [C4]
Is there a buyback guarantee?
Do not assume the protection found on another P2P platform applies here. Read the specific loan's collateral and enforcement terms; property collateral is not itself a promise of immediate repayment.
Can I sell before maturity?
An eligible investment may be listed, but execution needs a buyer and carries the published 2% seller fee. [C5]
Does recovery mean a total loss?
No. It means the expected repayment process has become impaired and recovery is underway. Outcomes and timing remain uncertain.
