Our take

Worth investigating for project-level property credit. A €5 reward on €1,000 is small next to sale and withdrawal fees, so it should not drive the decision.

A property mortgage gives an investor something to assess and, if necessary, pursue. It does not guarantee that the borrower will pay on time or that the sale proceeds will cover every claim. That is the starting point for reviewing Estateguru, before the 0.5% investor reward shown in its partner offer. [CW-G]

Estateguru may appeal to investors who want to examine individual property-backed projects. Its published fee schedule and crowdfunding authorisation make the product more concrete to compare. The essential work is still project selection and understanding the cost of an early exit.

The property is collateral, not your personal rental asset

An investor finances a loan associated with a project. Repayment can depend on completed sales, rental income, refinancing or another business source. Those routes have different weaknesses: a developer can run over budget, a tenant can leave and a refinancing lender can decline.

The mortgage matters if ordinary repayment fails. Its value depends on charge rank, enforceability, the borrower's other creditors and what the asset can realise after costs. The photograph and appraised value should lead to those questions rather than replace them.

Several stages of one development may share the same borrower, security and exit route. Splitting money between them does not necessarily create independent diversification.

What the authorisation covers

Estonia's Financial Supervision Authority published Estateguru's crowdfunding authorisation in May 2023, and its supervised-entity pages continue to list Estateguru OÜ. This concerns crowdfunding services under the European framework, not government underwriting of individual properties. [G1]

Do not read “regulated” as protection against a project losing money. The useful distinction is a regulated service with disclosure and conduct requirements versus the credit risk of the loan it facilitates.

The partner campaign highlights a 97% repaid-or-performing statistic for loans originated after the licence. That is a selected origination period, not a statement that the entire historical portfolio is free of recovery problems. A final assessment should compare current loans, late balances, recoveries and realised losses using consistent denominators. [CW-G]

Fees can exceed a small welcome reward

The English price list currently states that it has been in force since 1 November 2025. It lists a 1% Secondary Market seller fee, €3 per withdrawal, inactivity charges on a positive idle balance — €10 a month in the first year after 12 months without activity, rising to €50 a month thereafter — an AUM charge and an interest spread of 0–2%. [G2]

The AUM line is 0.083% of outstanding performing principal, capped at €100, charged on actual returns and subject to the price list's 25% rule. Its explanatory note is important: the charge is calculated on a monthly basis. It must not be read as a 0.083% annual cost. The underlying loan and acquisition date affect applicability. [G2]

For a simple comparison, 0.5% cashback on €1,000 is €5. A 1% sale fee at a €1,000 sale price would be €10, before a discount or withdrawal charge. That does not mean selling is always wrong. It means that a short bonus-and-exit plan needs more than the reward percentage.

We found older official language and a Spanish price page quoting different fees. For an English review the dated current English schedule is the starting point, while the selected contract and any specific programme exception still need checking. [G2, G3]

The welcome offer and EG Grow

The partner campaign gives the investor 0.5% in connection with investments during the first 90 days. The public personal-referral terms also describe 0.5% cashback on eligible funded Primary Market investments, and a separate €15 investment credit when qualifying primary investments reach €500. EG Grow investments are excluded from that public referral programme. [CW-G, G4]

That public programme is not automatically the same as InvestBeacon's partner arrangement. We do not add its €15 credit to the partner investor reward. The distinction matters because a reader choosing the easier automated product could otherwise expect a reward that the applicable offer excludes.

The public terms also restrict direct withdrawal of investment credits until they have been invested in a Primary Market project. “Credit” and “cash available in your bank” need separate labels. [G4]

Exit depends on an actual transaction

A Secondary Market offers a route to seek another buyer. Listing a loan is not settlement. The loan's payment status, remaining term, price and borrower can affect demand, and a stressed loan may need a discount or remain unsold.

Nor should the existence of an Instant Exit or automated product name be applied to every manually selected project. Read the product-specific mechanism and exclusions. We have not tested an account-level exit or an executed sale.

Who should investigate further?

Estateguru is worth investigating for readers who want project-level property credit and are prepared to assess borrowers and security. It is less suitable for someone whose main requirement is protected principal and a fixed date for getting every euro back.

Frequently asked questions

Is the €15 referral credit part of this offer?

No. The €15 credit belongs to the public personal-referral programme; we do not add it to the partner offer.

Is the 0.083% AUM charge annual?

No. The price list applies 0.083% of outstanding performing principal on a monthly basis, capped at €100, charged on actual returns and subject to the further conditions in the price list, including its 25% rule.
