Crowdfunding loans to farms, backed by land, machinery or harvest collateral (Latvia-licensed).

Our take

A distinct farm-credit option with a Latvian licence and identifiable collateral. Borrower resilience and slow enforcement matter more than the 3%.

On this page · 9 sections

LANDE finances agriculture through collateral-backed loans. That gives investors a different economic exposure from a consumer-loan marketplace, but it also introduces a different collection of risks: weather, farm cash flows, crop prices, machinery values and the time required to enforce security.

The partner offer gives new investors 3% cashback on investments during their first 30 days. The investment should make sense without that reward. A farmer's repayment date does not move closer because the promotional window has ended. [CW-L]

What the regulated service is

Latvijas Banka's register identifies SIA LANDE Platform as authorised to facilitate crowdfunding loans, with licence 27-10/2024/23 valid from 7 February 2024. It also lists related activities such as a bulletin board, credit scoring and pricing suggestions. [L1]

This corrects a loose phrase in partner marketing material, which says the licence is “by ESMA.” The national authority is Latvijas Banka; the service operates within the European crowdfunding framework. ESMA's involvement in the framework is not a licence issued by ESMA to this company.

The authorisation concerns the service and its conduct. It does not guarantee the value of farmland or repay a loan after a poor harvest. LANDE's official promotion expressly excludes deposit guarantee and investor compensation scheme coverage. [L2]

Agricultural loans need agricultural analysis

Partner campaign material describes loans in Latvia, Lithuania, Romania and Poland, with collateral including land, machinery and grain. It advertises an average LTV of 43% and interest rates around 10–14%; those are dated portfolio or promotional figures, not underwriting conclusions for every new project. [CW-L]

For a specific loan, ask what generates the repayment. A seasonal working-capital loan may depend on the next crop sale. A machinery purchase may need several seasons of cash flow. Refinancing can depend on another lender being willing to provide money.

Collateral should be examined in the same way. Land, equipment, harvest and livestock have different sale markets and enforcement difficulties. An independent valuation can be useful, but a forced sale may achieve less and take longer. Charge rank, existing security and the applicable courts matter.

What the platform's own reports reveal

LANDE's February 2026 report says livestock and harvest collateral had the highest shares of 90-plus-day delays and describes a move towards land and machinery. This is historical evidence that the asset category affects performance; it is not a current platform-wide default rate. [L3]

It also shows why a generic “secured loans” column is insufficient. A lender can improve new underwriting while still managing an older problem book. A final comparison should separate recent originations, late principal, recovery proceeds and realised losses, and state the period and denominator.

A recovery balance is not automatically a complete loss. It is also not cash an investor can assume will arrive by the original maturity date. Delays reduce flexibility and can lower annualised returns even where principal is eventually recovered.

The 3% welcome offer

The partner campaign grants 3% cashback on investments made during the first 30 days. Official historical campaign material describes eligible Primary Market investments made after signup through an approved route. We have not established a complete current campaign contract covering credit timing, cap, withdrawals, cancellations and stacking. [CW-L, L2]

For a hypothetical €1,000 qualifying investment, 3% is €30. That is a one-off promotional benefit, not an extra 3% every year. Repeatedly selling or reinvesting the same principal should not be treated as a way to multiply the reward without explicit permission in the terms.

Access and costs

The public register permits a bulletin board, but an authorisation to operate one does not establish that every loan can be sold immediately or at its face value. The practical exit depends on the actual facility, an eligible investment and a counterparty.

We did not resolve the complete current live fee schedule. Check the current platform contract for account, inactivity, resale and recovery charges; we do not label these zero merely because the campaign description omits them.

Our assessment

LANDE is a distinct option for investors deliberately seeking farm-credit exposure. The authorisation and identifiable collateral are useful starting points. The harder questions are borrower resilience, security enforceability and tolerance for extended recovery.
